Salary Guide: £28,000 to £30,000 depending on level of experience

Predominately based in the Glasgow Branch you will also support offices in Stirling, Edinburgh, Perth and Dundee.

 

The Role

  • To provide a professional, customer focused assistance and support to the New Business and Property Management teams across the network of south area offices, Glasgow, Edinburgh, Stirling, Perth & Dundee.
  • Responsible for managing all types of property within the south area.
  • Main point of contact for landlord queries regarding the tenancy and provide support for tenants.
  • Identify and develop business opportunities leading to the expansion of the department and improved profitability.

 

KEY RESPONSIBILITIES:

  • Manging properties and tenancies on behalf of landlords
  • Assisting new business and letting teams to attract new clients
  • Working as part of a team to meet bonus related targets and KPI’s.
  • Establishing and maintaining excellent communication with landlords, tenants, third-parties and colleagues.
  • Attend and manage to conclusion landlord and tenant maintenance requests,
  • Arranging and completing property inspections, inventories and void visits (compiling relevant reports) whilst maintaining overall responsibility for the property and ensuring the landlord is meeting their ‘Repairing Standard’ obligations.
  • Ensuring the service provided meets the standards of the Letting Agent Code of Practice at all times.
  • Assisting the administration hub including visiting tenants to discuss rental arrears by tenants, negotiating terms, chasing the return of documents or information Investigate claims of subletting or if tenants have failed to vacate properties in accordance with tenancy terminations
  • To assist with ad-hoc department or client projects
  • Arranging for any works required from the inventory to be completed and deal with any landlord and tenant issues arising therefrom.  Assisting with the compiling of evidence required for the Tenancy Deposit Scheme and attending First Tier Tribunal hearings if required.
  • To ensure compliance with all personal CPD requirements and attend industry events or training deemed relevant by line managers.
  • Identifying and developing other business opportunities for this or other departments within the Company.
  • Providing regular reports to Management

 

QUALIFICATIONS:

Essential

  • ARLA Propertymark (ARLA) or CIH Letwell qualification (SCQF level 6 or above) (or willingness to complete qualifications within agreed timeframe)

Desirable

  • HNC or HND Legal Services
  • Business, legal, property or financial degree

 

SKILLS AND EXPERIENCE:

Essential

  • Experienced user of Microsoft Office
  • Full UK Driving License
  • Strong customer service skills
  • Property Management/Residential Letting experience

Desirable

  • Working knowledge of Reapit and Fixflo.
