As a Lettings Negotiator, you are the engine of the rental business, matching people with homes and turning viewings into signed tenancies while protecting landlord returns.
About the Role
Key Responsibilities:
- Advertise available properties through various channels such as websites, social media, property portals, and local advertising.
- Create compelling property listings, including high-quality photos, detailed descriptions, and relevant information about the property.
- Host viewings for prospective tenants and ensure properties are well-presented.
- Respond to enquiries from prospective tenants and arrange viewings of available properties.
- Screen prospective tenants by conducting background checks, including credit checks, references, and rental history.
- Ensure tenants meet the criteria set by the landlord, including affordability and suitability
- Negotiate rental terms between the landlord and prospective tenants.
- Prepare and manage tenancy agreements, ensuring that all legal requirements and terms are clear to both parties.
- Ensure that all documentation is signed and legally binding.
- Act as the primary point of contact for tenants, addressing any questions or concerns they may have.
- Mediate conflicts or complaints between landlords and tenants, striving for a resolution.
- Ensure compliance with landlord and tenant laws, including health and safety regulations.
- Develop and maintain good relationships with both tenants and landlords to ensure a positive experience for all parties.
- Handle customer complaints professionally and effectively.
- Provide excellent service to build a strong reputation in the property market.
About you
Essential
- Communication: Strong verbal and written communication skills to interact with clients and tenants effectively.
- Customer Service: Ability to provide a high level of customer service, addressing client needs and concerns.
- Negotiation Skills: Capable of negotiating rental terms and resolving disputes.
- Knowledge of Scottish Property Laws: Understanding of Scottish property laws, tenant rights, and landlord obligations.
Desirable
- SME Professional proficiency
- Industry Qualification (ARLA / Letwell)
- Reapit Bookings or SME proficiency.
